Common Questions About Our Home Inspections
Get answers to the most frequently asked questions about our inspection services.
What does a pre-purchase home inspection include?
A pre-purchase inspection will provide the buyer with an assessment of the home’s structure, roof, HVAC, plumbing, and electrical systems. Additionally, the exterior, interior, doors, windows, insulation, ventilation, garage, irrigation systems, appliances, pool, fireplace, and other components will be inspected. A detailed, written report will be provided to the buyer.
What is a 4 point inspection?
A 4-point inspection focuses on the four main areas of your home: the roof, electrical system, plumbing, and HVAC. This inspection is often required by insurance carriers providing policies in Florida to assess the overall condition of your home and determine coverage.
How does wind mitigation inspection benefit me?
Wind mitigation inspections evaluate how well a home is prepared to withstand strong winds and storms. They can help homeowners qualify for insurance discounts by identifying features that reduce the risk of wind damage and help you prepare for the next big storm before you’re stuck with damage.
Do I have to have an inspection to buy a home?
No, a home inspection is not required for the purchase of a dwelling. However, it is highly recommended. Regardless of the age or type of dwelling, skipping this step in the home-buying process is not a prudent decision.
Why is a roof inspection important?
A roof inspection assesses the condition of your roof, identifying potential leaks or damage that could lead to costly repairs.
When should I schedule my inspection?
For a home purchase – prior to or upon receipt of a signed purchase agreement. Insurance needs – when your insurance agent or carrier recommends.
Do I need to attend the inspection?
Your attendance is not required. Within a couple days after our inspection, you will receive a written report. However, we welcome your presence at the inspection as well.
Do you accept Credit Cards?
We accept checks, cash, money orders, and online credit cards.
How long does an inspection take?
Generally, a full home inspection for an average-sized home will require 2 to 3 hours. More time may be necessary for larger homes. Insurance inspections will require 30 to 90 minutes depending on the scope of work. The amount of time needed for others inspections vary according to the scope of work.
What happens after I receive the inspection report?
Our written reports will provide you with a comprehensive analysis of our findings. You should review the entire report with your real estate professional.
What Our Clients Say
“I have been extremely pleased with the service provided by Rich Yelton with Best Home Inspection & Construction. I am in the insurance industry and refer this company to all my clients in the area. I have also personally had my homes inspected for myself and my entire family throughout the years for full home inspections, 4 point inspections, and wind mitigation inspections. I have never had an issue with any inspection being incorrect or not including enough information; and, that speaks volumes, especially when working with insurance companies. Thank you for providing a great service to me and my clients for over 10 years!”

“I have been working with Rich for 15 years. He does 99% of my home inspections. He is very thorough and very detailed. Every one of my clients comment on what a great home inspector Rich is. He makes reports easy to understand; and, again, is very detailed. He is always available to discuss questions that a buyer may have. THANK YOU Rich for all of the years of great service and attention to detail.”

“I have known Rich from Best Home Inspection & Construction Company since 2009. As a realtor, it is important to have a great network of vendors that you can rely on day in and day out. I have been recommending Rich for all of my home inspections since I first met him because I can always count on his expertise. He knows what he is doing, stays up to date on the latest InterNACHI Standards of Practice, and is a true professional at his trade. On several occasions, he has found issues during an inspection that other inspectors would have never found. Rich always makes himself available when I need a quick turn around on an inspection and is my “go to” within the home inspection industry.”
